Onsite $95,000 - $120,000 Full-time Mid-level

Responsible for optimizing commercial physical spaces through layout planning, space requirement analysis, and coordination with tenants and departments. Manages project timelines, budgets, and the design/permitting process for tenant improvements and capital projects.

Responsibilities

  • Manage assigned project(s) including the project timeline and budget
  • Tenant Improvement Space Planning
  • Programming meetings with tenants, in-house Leasing team and/or Development team to obtain tenant or spec suite requirements
  • Prepare a 'test fit' plan to scale and in CAD, keeping in mind both the tenant's needs and the owner's requirements
  • Field measure and create base sheets for spaces, as needed
  • Work with the Construction team to ensure plans are correct and built accordingly
  • Assist in the hiring of architectural firms to obtain working drawings and permits as required
  • Oversee the permit process
  • Understand and adhere to company standards and incorporate them into space plans
  • New projects and capital improvements
  • Conduct design/programming/feasibility study
  • Solicit, review and participate in consultant selections
  • Coordinate consultants including handling of billing and invoice matters
  • Review schedules and create adjusted or new schedules as needed
  • Working alongside site personnel - including superintendents, project admin staff and general contractors - to help keep projects on track and running smoothly through regular check ins and on site presence
  • Interface with the executive team to review job progress and any outstanding issues
  • Ensure all facets and needs of the due diligence, entitlements, design and permitting of the development process are met
  • Develop a clear understanding of the scope of services provided by each consultant and contractor in the design/construction process and provide weekly report of action items, including responsibilities associated with each development
  • Drive to jobsites as needed
  • Other tasks as assigned

Requirements

  • 2+ years of commercial space planning and design experience required
  • Experience working with an owner/builder preferred
  • 2+ years of experience using AutoCAD, Revit or SketchUp
  • Familiarity with space management software such as Archibus or Serraview
  • Strong working knowledge of Office 365, including strong skills in Excel, Word, SharePoint and Outlook
  • Strong knowledge of building codes
  • Ability to speak, read, write, and understand the English language
  • Able to pass a pre-employment background screen
  • Bachelor's degree in Interior Design, Architecture or a related field preferred
  • Certification in space planning or interior design, such as NCIDQ, is preferred
